马六甲市区土地有限,住宅纷纷往上发展,对于保守的马六甲人来说相当难以接受。
但随着甲州旅游业越来越蓬勃,这彻底改变了马六甲房地产的趋势。
服务式公寓陆续林立,吸引不少投资者与本地人抢购,以在旅游业领域分一杯羹。
甲州房地产业近年来蓬勃发展,且是国内主要的旅游州,去年吸引1300万人次到访。
除了一般酒店、旅馆或民宿,服务式公寓近年来也逐渐热起。
不少旅客向往家的感觉,但又要有酒店式的服务和设备,于是高档的服务式公寓成了首选。这两大利好,造就了州内越来越多服务式公寓。
年轻人偏爱小单位 >>
此外,年轻买家对居住的要求也逐渐改变,他们撇除了“必住有地房产”的传统思维,反而倾向较小但有品味的居所。
马六甲可供发展的土地越来越有限,尤其是市中心,因此马六甲人逐渐可以接受高楼,最重要是能够为生活带来方便。

他分析说,马六甲去年的游客人次突破1300万人,对酒店或服务式公寓需求稳健,投资者看好本地旅游业,也就对服务式公寓更有信心,发展商也为了迎合需求而兴建更多此类公寓。
随着马币不断贬值,如今市场上很多人不会把存款收在银行,反而把金钱投资在产业上。
产业在未来肯定会增值,增长幅度至少10%,因此投资产业是比较保障的做法,一旦需求上升,产业市场就能不断发展下去。
马六甲的发展仍未达到大城市的水准,因此产业依然便宜。”
不过,随着土地价格不断飙涨,材料、电费、员工薪金等不断调高,当然产业价格也会逐渐提高。
